2023 Eviction Report

Every year, we collect eviction data from Ada and Canyon counties over the previous year to analyze trends and determine major evictors. Year after year, we see very similar patterns: a small number of non-local property management companies are filing the vast number of evictions in the Treasure Valley.

In a survey conducted by Jesse Tree, landlords reported that their most recent eviction cost them an average of $7,500 in lost rent, attorney fees, necessary repairs, and court fees. We can prevent an eviction for just $2,000. This saves everyone the headache and stress associated with eviction – from both sides of the equation.

Here are the main points of interest from our 2023 report:

  1. Evictions continue to rise.
  2. A large number of evictions are filed by a small number of property management companies: The top evictor filed 321, or 15.5%, of all evictions.
  3. Jesse Tree’s programs are cost effective for everyone involved – including landlords.
  4. Jesse Tree’s programs are effective at preventing eviction judgments.

Eviction filings in the Treasure Valley have increased 89% since 2022, but final judgments - where the filing ends in an eviction on a person's record - only increased by 5%!
